Toronto feels particularly alive this summer. World Cup fever has transformed neighbourhoods into one big celebration, patios are overflowing, and spontaneous street parties seem to erupt on every corner. The city has rediscovered its energy. Interestingly, the housing market has, too.

After a slow start to the year, buyer activity has continued to build through the second quarter and, unlike a typical year, that momentum has carried into the summer months. While summer often marks the beginning of a seasonal slowdown, this year has felt different. Buyers have largely adjusted to today's borrowing conditions and, with the major banks expecting interest rates to remain relatively stable, many are recognizing that waiting for significantly lower rates may not be the best strategy, particularly as competition begins to return.

June home sales increased 9.4% year over year while new listings declined 12.9%, continuing a trend we've been seeing on the ground for several months. The gap between supply and demand continues to narrow as buyer activity increases and the pace of new listings moderates. While buyers continue to enjoy greater choice than they've had in recent years, we're beginning to see a healthier balance emerge between supply and demand.

At the luxury end of the market, activity has also been encouraging. While there have been a number of $10 million-plus transactions completed off-market, we recently saw the first sale above $10 million reported through TRREB in more than six months – an encouraging sign that confidence is returning across multiple price points.

Affordability remains a consideration for many households, but opportunities still exist. Well-prepared buyers are finding value that simply wasn't available a year ago, while sellers who price for today's market continue to achieve successful outcomes. Thoughtful pricing, strategic marketing and expert guidance remain the keys to success.
