After a long winter – and a cautious start to the year – Toronto is beginning to feel a little more like itself again. Patios are being prepped, event season is back, and across many pockets of the city, the spring market is showing renewed signs of life, much like the cherry blossoms currently drawing crowds to High Park. Not exactly spring fever – but certainly a noticeable thaw.

April marked the second consecutive month of year-over-year sales growth, while new listings declined and overall inventory tightened. Buyers, buoyed by improved borrowing conditions and prices that remain below this time last year, are slowly beginning to re-engage. Open houses have felt noticeably busier recently, particularly in neighbourhoods where well-positioned homes continue to generate competition and, in some cases, multiple offers.

Importantly, this does not mean every corner of the market is suddenly moving at the same pace. If anything, this spring has reinforced just how nuanced Toronto real estate has become. Certain neighbourhoods, school districts, and housing types are outperforming others in meaningful ways. In a market like this, broad headlines only tell part of the story. Hyper-local expertise – understanding not just the city, but individual pockets and buyer behaviour within them – matters more than ever.

For many move-up buyers, current conditions continue to present a compelling opportunity: softer pricing, improved borrowing conditions, and less urgency than the frenzied markets of the past. And while buyers may be moving more thoughtfully, when the right home comes along, they are still acting decisively. With spring arriving later this year, we may also see market activity extend further into the summer months than usual.

One of the more interesting dynamics we are seeing right now is the return of buyer confidence. Buyers are taking their time. They are visiting homes more than once, asking more questions, and thinking long term. But they are also increasingly aware that tightening inventory could eventually place upward pressure on pricing again, particularly in Toronto’s most sought-after neighbourhoods.

And finally, one of our favourite signs of spring: community event season is officially back. From our latest Real Estate Explained panel to the first Storied Homes walking tour of the season, it has been wonderful reconnecting with clients and neighbours in person again.
