What’s Moving: The Sub-$2.5 Million Market
Currently, the most active segment of the market comprises properties under $2.5 million, where buyer interest remains high — particularly as purchasing power is stronger than it has been in some time. For those shopping in this range, competition is steady, and well-priced homes continue to attract multiple offers. In this environment, aligning yourself with a strong team can be the difference between success and missed opportunity — whether buying or selling.

Meanwhile, we’re also seeing a rare crop of truly exceptional properties coming to market — listings that, in a typical Toronto market, would be challenging to find and acquire. These opportunities stand out as the kind of legacy homes that discerning buyers dream of. For those with vision, this market presents a chance to step into neighbourhoods that once seemed out of reach, or to move up into a home that felt unattainable under previous borrowing conditions.

A Spring Market That May Run Late
With a later-than-usual start to the spring market, we anticipate that activity could extend well into the summer. Buyers who may have hesitated earlier this year now have reason to act, and sellers have a chance to showcase their properties in a more stable environment amid better weather and the beautiful landscaping that comes with it.

Breaking News: High-End Market Heats Up
While our April numbers reflect a market recalibrating, it’s worth noting that just this past weekend, multiple homes in the $10M+ category have sold. This renewed activity at the luxury end of the market is a positive indicator of buyer confidence returning across all price points.

Central Toronto Market Spotlight

April’s numbers appear to reflect a market taking a bit of a pause, as buyers and sellers alike awaited election results and acclimatized to ongoing tariff talk. Detached home sales saw a decline of 6.96% compared to last year, with the average sale price settling at $2,384,273. Semi-detached homes, however, showed resilience with a 14.49% increase in sales, even as the average sale price softened. Condos experienced a more significant adjustment, with both a drop in sales volume and a 9.72% decrease in average price.

It’s clear that buyers in the Central Toronto market are becoming more selective – and with active listings up year-over-year, there are more choices for those ready to make a move. This environment presents opportunities for discerning buyers to secure properties that may have been out of reach in a more competitive market.

West Toronto Market Spotlight

The West Toronto market in April reflected a similar theme of caution and moderation, but with a few bright spots. Detached home sales dipped slightly by 3.83%, while the average sale price held relatively steady at $1,553,856. Semi-detached homes remained consistent in terms of sales volume, with prices actually seeing a marginal increase of 0.28%.

The condo segment experienced a sharper adjustment, with sales falling significantly compared to the same time last year and the average price declining by 2.84%. Yet, with active listings up in this market, too, buyers are finding themselves with more choices – and potentially more room to negotiate.

Despite the cooler numbers, West Toronto remains a highly desirable area, and for those prepared to act, there are great opportunities to be found.
