The Toronto Tempo has tipped off, FIFA fever is beginning to take hold, and with the end of the school year in sight, June feels like a month defined by anticipation. That sense of momentum appears to be finding its way into the housing market as well.

According to the latest TRREB data, home sales in the GTA increased 6.3% year-over-year in May, while new listings declined by nearly 19%. Inventory levels also continued to trend lower, suggesting that the balance between supply and demand is gradually tightening. While buyers still maintain meaningful negotiating power in many segments, the market feels increasingly different than it did just a few months ago.

What we're seeing on the ground mirrors the broader numbers. Activity has picked up noticeably, particularly for well-positioned homes. Entry-level freeholds and semi-detached properties under $2 million continue to attract strong interest, with multiple-offer situations becoming increasingly common. Larger detached homes have shown renewed momentum, particularly in the sub-$5.5 million range, while some ultra-luxury properties continue to move at a more measured pace. As always, the story varies considerably by neighbourhood, price point and property type.

In some East End neighbourhoods, particularly where inventory remains limited, pricing strategically for competition has once again become an effective approach for sellers.

If this spring has reinforced anything, it's that Toronto real estate is increasingly a collection of micro-markets. Not every neighbourhood, price point, or housing type is playing the same game. While average selling prices remain below last year's levels, the story beneath the headline numbers is becoming increasingly nuanced. Multiple offers have returned in some segments, while others continue to offer buyers meaningful negotiating opportunities.

The condo market remains a good example. Smaller, investor-oriented units continue to face headwinds, while larger, more functional suites are holding up considerably better. Interestingly, sophisticated investors and private equity groups have also begun purchasing inventory in bulk, suggesting, some believe, that we may be closer to the bottom of this cycle than many realize.

Perhaps the most notable shift isn't in the numbers themselves, but in buyer psychology. For much of the past two years, many prospective purchasers have been waiting – for rates to fall further, for prices to decline further, or for greater economic certainty. Increasingly, however, buyers seem to be accepting that perfect conditions rarely arrive all at once.

As we head into summer, the market remains balanced, but the direction of travel feels clearer than it has in quite some time. Momentum is beginning to build.
