We’ve officially hit the halfway point of the year – and while the real estate story hasn’t followed a classic arc, we’re starting to see some meaningful plot twists.

As a team, we’ve been putting together more deals in recent weeks – but there’s no question it takes more effort, more collaboration, and more strategy than ever. Interestingly, we’ve also seen more movement in the luxury market than we have in quite some time. 

In other news, the Toronto Regional Real Estate Board (TRREB) just released its May numbers. While sales were down year-over-year, they did in fact increase month-over-month – and for the second month in a row – offering another encouraging sign of renewed momentum.

The key takeaway? After a late start, the spring market is just now finding its rhythm – and unlike years past, we expect that energy to carry through well into summer.

We’re also hearing glimmers of optimism from the business world. Economic outlooks are improving, and confidence is beginning to return. We remain cautiously optimistic – but grounded in reality: life doesn’t wait for perfect timing. People still need to upsize, downsize, relocate, or reimagine what home looks like.

As TRREB President Elechia Barry-Sproule put it in May’s Market Watch:

“Each neighbourhood and market segment have their own nuances... In today’s market, working with a REALTOR® who brings expertise, the right tools, and a strong network is essential.”

We couldn’t agree more. These are not one-size-fits-all conditions – and navigating them well means partnering with experts who've seen every cycle and know how to adapt.

Central Toronto Market Spotlight
May was another month of softening numbers across Central Toronto, with declines in sales and average prices across all major housing types. Condo sales, in particular, were down more than 20% year-over-year, and detached home prices slipped by over 5%.

That said, context is everything. After a delayed start to the spring market, we’re finally beginning to see forward motion. While sales volume was down year-over-year, it was up as compared with April – suggesting that momentum is slowly building.

This market demands patience, strategy, and a strong sense of timing. For buyers with the right guidance, this period presents real potential: more inventory, softened pricing, and room to negotiate.

West Toronto Market Spotlight
The West Toronto market told a more nuanced story in May. While overall sales were down, one category stood out: semi-detached home sales jumped by 26% month-over-month, indicating strong demand for this type of mid-density, family-friendly housing.

Interestingly, the overall average sale price in the west actually inched up slightly over April – a sign that, in certain pockets, confidence is quietly returning.

With more listings coming to market and a longer spring season expected, buyers have more to choose from than they’ve had in some time. The key is aligning with a partner who can help you seize the right opportunity – at the right moment.
