September's data shows steady growth in sales volume, coupled with an improvement in inventory – particularly in Central Toronto, where properties are once again capturing attention of multiple buyers, stiffening the competition, and making skillful negotiation paramount to securing a successful outcome. That said, there remains a fair amount of inventory – a legacy of the preceding quieter months. Buyers now have more options to choose from, making this an ideal moment to secure a deal before anticipated market shifts in 2025.

Central Toronto Market Spotlight

According to September stats, Central Toronto appears to be leading the way in terms of a market rebound, with detached home sales up 10% from last year. Semi-detached homes are also seeing significant momentum, with a 24% rise in sales and a notable 7% increase in average prices. Buyers are seizing the moment, and the competition is heating up, hinting at a busy market ahead as borrowing conditions continue to become more favourable.

West Toronto Market Spotlight

West Toronto saw relatively stable activity in September. Semi-detached homes experienced a 9% increase in sales, though prices saw a slight dip. The condo market performed well, with an 11% increase in sales, offering a timely opportunity for buyers as prices cool. Detached home prices have softened, making this a great time for those looking to secure a property in this coveted area.
