As we move through the quieter summer months, it is typical for the market to experience a bit of a slowdown, with many Torontonians shifting focus to summer getaways and warm weather adventures. There is, however, a fitting adage about the real estate industry never taking weekends off, and – judging by the activity level in our own headquarters – the same may indeed be true of summers. While much of this activity can be attributed to strategic planning and thoughtful preparation for the fast-approaching Fall market, we have, in fact, continued to see sales activity in this typically quieter period, particularly in the sub-$3 million range. 

While buyers may not be moving off the sidelines as quickly as many anticipated, the recent interest rate adjustments, though modest, have fostered a more positive mindset. This sentiment, combined with pent-up demand, suggests we may see a noticeable uptick in market activity post-Labour Day, setting the stage for modest price appreciation in Q4.

Looking ahead, 2025 promises to be a stronger year overall, offering a more stable environment for both buyers and sellers. TRREB president Jennifer Pearce, for example, saw some “encouraging” signs in the numbers. She expects further rate drops to entice buyers back into the market. “The cost of borrowing is anticipated to decline further in the coming months,” she said. “Expect sales to accelerate as buyers benefit from lower monthly mortgage payments."

For buyers who have ventured back into the market sooner – ahead of the more crowded landscape said to be on the horizon – there has been plenty of choice. “As more buyers take advantage of more affordable mortgage payments in the months ahead, they will benefit from the substantial buildup in inventory,” TRREB’s chief market analyst Jason Mercer said.
