July is here, and with it comes that unmistakable mid-summer energy: patios in the city are bustling, migration to cottage country is in full swing, and weekends seem to slip by even faster than usual. The real estate market is typically quieter this time of year, but this has been anything but a typical year.
The first half of 2025 was of course marked by geopolitical tension and economic uncertainty – from tariffs to elections, and of course so much unrest overseas – and, as such, many buyers took a wait-and-see approach. Inventory continued to come to market, but absorption slowed, putting downward pressure on prices. It’s no surprise then that the average selling price in June dipped 5.4% compared to the same time last year.
Notable Shifts
That said, there are positive signs that the tide is shifting. Sales activity picked up this month compared to last, and momentum is building. Even in the condo market, where inventory had been lingering for months, we’ve seen a notable upswing in showings on entry-level units since just this past weekend – a good indication that buyers are starting to step off the sidelines.
So what does it all mean? In short: we expect more of the same steady stability that has come to characterize Toronto’s market. Slow, measured appreciation. Sellers still hold the cards in many ways – they have the asset, after all – but buyers remain disciplined and have more leverage than they have in some time, so negotiations continue to be more complex and more protracted than they were in more frenzied markets.
Summer always has its own rhythm, and this year it seems the real estate market is marching to a new beat. Deals are happening, but with more thought and care. The good news? Toronto’s resilience endures, and there’s every reason to believe that as uncertainty clears, confidence will continue to return.

Central Toronto Market Spotlight
While the market has cooled slightly in Central Toronto compared to last year, the month-over-month numbers show an encouraging bump in activity – something we’re also witnessing firsthand, with more showings and engaged buyers across our listings. Detached sales did dip, and prices are down about 3% year-over-year, but renewed energy is showing up in certain segments: semi-detached homes, for example, saw a notable 34% increase in sales. Days on market have stretched across all property types, giving buyers more breathing room. In short: demand is still very much present, just unfolding at a slower, more thoughtful pace.
West Toronto Market Spotlight
It’s been an interesting month in the city's west end. Detached sales were up a healthy 16% year-over-year, though average prices dipped by almost 4%. Meanwhile, the semi-detached market slowed in volume (down about 15%) but held relatively steady on pricing. The condo segment continues to be stable, with a slight rise in sales and a modest 1.5% softening in prices. Like the rest of the city, homes here are taking a little longer to sell – an indication that buyers are being selective, and negotiations are playing out over a longer period. Still, activity is steady, especially in more affordable segments.

The Great Gay Bake-Off: A Sweet Success
Our favourite Pride tradition did not disappoint. This year’s Great Gay Bake-Off raised nearly $10,000 (an additional $2,000 was raised in the days that followed) for LGBTQ YouthLine – thanks to the incredible creativity (and generosity) of our team, clients, and community.
The event was emceed by our very own Cailey Heaps and the judges, Brian McCourt of HGTV, celebrated chef Brandon Olsen, and Tyler Chartrand from LGBTQ YouthLine, had their work cut out for them: the competition was fierce, the treats were next-level, and the final decision was a close call.
Most importantly, we closed out Pride month with an impactful donation to a cause close to our hearts – and had a fabulous time doing it. Thanks to everyone who came, baked, donated, and made this such a joyful, meaningful day.

Today, his abstract works defy form, inviting us to experience the full emotional spectrum through bold, layered compositions.
